The Cricketers is a carefully designed, small-scale residential development that proposes adding nine new build homes for rent within the existing Abercorn Estate in St John’s Wood, an established housing estate containing thirty four flats, originally constructed in 1953. Designed and led by Architects, Robin Snell and Partners and an experienced team of consultants, this new project is thoughtfully planned to meet local housing needs while preserving the peaceful character of the Conservation Area.

Our Vision for a Thoughtful Addition to The Cricketers

Our vision is to add nine new homes to Abercorn Estate, The Cricketers, in a way that feels seamless and unobtrusive. This modest addition respects the architectural heritage and peaceful character of St John’s Wood, providing much-needed rental homes in a manner that’s sensitive to the existing environment.

High-quality, rental homes

Nine high quality rental homes in three buildings – Jardine Mews, Larwood Terrace, and Hamilton Lodge – will provide secure housing for residents, helping to meet the area’s housing needs.

Reduced disruption for neighbours

Using innovative construction methods, including modular and dry construction, we’re committed to minimising time on site and reducing any impact on surrounding residents.

Green spaces and sustainable design

Beautifully landscaped communal areas and energy-efficient building systems will create a greener, healthier environment for everyone to enjoy. The plans include planting 24 new trees, with several along the site’s boundary with the public realm, enhancing the landscape and achieving a biodiversity net gain of more than 15%.

Preserving the unique character of St John’s Wood

The buildings are positioned to be mostly hidden from street view, preserving the look and feel of the Conservation Area. Materials have been carefully chosen to harmonise with the existing architecture.

About the Site

The proposed site for The Cricketers Estate in St John’s Wood, an area known for its historic charm and strong sense of community.

This development introduces a modest number of new homes, positioned within the estate to ensure minimal impact on the surrounding neighbourhood and street views.

The name, The Cricketers, reflects the estate’s heritage and local landmark of Lords Cricket Ground. All the existing and proposed buildings are named after cricketers who took part in the famous Test Match Series in Australia in 1932-33, named Bodyline, creating a cohesive identity for the new and existing homes. This sensitive infill approach and reference to place respects the area’s architectural quality while addressing an important local housing need.
